ClinicaMOB now compares active asking inventory with recent MLS-reported lease activity.

The current intelligence layer normalizes monthly and annual $/SF pricing before comparing records, separates working active inventory from closed-lease evidence, and excludes obvious low-value/risk arrangements from the primary practice-space target.

Why this matters: a listing portal can show what is being asked today. Relevant closed-lease evidence can add context about what comparable tenants have actually agreed to pay, while current active inventory shows what choices exist now.
