What should I do first?
Complete the Practice Requirement Brief once. Give the specialty, target area, approximate size, budget, timing and any must-have infrastructure or deal-breakers you already know. If you are unsure about a field, say so; the tools and guides can help you establish a working requirement.
Will I have to keep repeating my requirements?

What information should I submit to avoid follow-up questions?
Give as much as you reasonably know: specialty, target geography, approximate square footage, maximum total monthly occupancy budget, timing, provider or operatory count, exam/procedure-room needs, plumbing or imaging needs, parking/accessibility requirements, preferred floor, current lease expiration or desired opening date, and any absolute deal-breakers. What if I do not know how much space I need?

What if I do not know my budget?

How will I receive candidate properties?

Why might a property I received no longer be available?
Commercial availability and economics can change without notice. Current availability, pricing, suite size and material property facts should be reconfirmed before you spend time touring or relying on them.
What should I do with an MLS Ref # I receive?
Keep the Ref # with your notes and use it when calling or replying about that candidate. It lets ClinicaMOB identify the exact property quickly.
Can I send ClinicaMOB a property I found myself?
Yes. Provide the property name, address, listing link or Ref # if available. A candidate can then be evaluated against the same practice-fit and economic criteria.
Will I receive every property in the market?
The goal is not to send every property. The goal is to identify the spaces reasonably worth your time based on the requirement, available information and verification.
Search, screening and tours
How does ClinicaMOB decide whether a space is worth considering?
The working screen considers clinical fit, operational fit, location fit, infrastructure, economics and execution risk. A space that looks attractive online can still fail because of parking, use, plumbing, accessibility, HVAC, power, patient flow, buildout exposure or timing.
What is second-generation medical or dental space?
Space previously improved for a similar healthcare use. Existing improvements may reduce buildout exposure, but condition, code, infrastructure and suitability still require verification.
Does “turnkey” mean no work is required?
Not necessarily. “Turnkey” is often marketing language. Verify room layout, systems, permits, code condition, accessibility, specialty infrastructure, equipment compatibility and the exact landlord delivery condition.
How should I prepare for a tour?
Use the Tour & Practice-Fit Scorecard. Bring the practice requirement and focus on patient flow, room count, staff circulation, parking, accessibility, plumbing, power, HVAC, signage, visibility, delivery condition and buildout exposure.
How many spaces should I tour?
There is no correct fixed number. Tour the small number of candidates that survive meaningful screening. More tours are not automatically better if the additional properties do not fit the requirement.
What should eliminate a property early?
Examples include an incompatible use restriction, insufficient parking, impossible timing, poor patient accessibility, inadequate infrastructure, unacceptable total occupancy cost or buildout exposure that overwhelms the economics.
Should I tour before confirming medical or dental use?
Preferably, basic use and major feasibility issues should be screened before a tour when the information is available. Formal zoning, licensing, permitting and specialty-use suitability still require appropriate independent confirmation.
Rent, CAM, NNN and true occupancy cost
What is base rent?
Base rent is the stated rent before additional occupancy charges that may apply under the lease, such as CAM/OPEX, taxes, insurance, parking or other pass-throughs.
What is CAM?
Common Area Maintenance charges are allocated costs for specified common/property operating expenses. The lease controls what is included, how it is calculated and how it is reconciled.
What does NNN mean?
Triple-net generally means specified property expenses are charged in addition to base rent. The exact obligations depend on the lease.
What is the difference between usable and rentable square feet?
Usable square feet is generally the tenant’s exclusive interior area. Rentable square feet can include an allocated share of common areas and is often the figure used to calculate rent.
Why is total occupancy cost more important than asking rent?
Two suites with the same quoted base rent can have materially different CAM/OPEX, parking, utility, buildout and escalation costs. Compare recurring and material one-time economics on the same basis.
How do annual rent increases affect the deal?
Escalations compound over the lease term. Compare the full term, not only the first-year rent.
Should I compare rent per square foot or monthly dollars?
Use both. Per-square-foot pricing helps normalize properties, while total monthly occupancy cost shows the cash obligation the practice must actually support.
Does free rent mean the space is free during that period?
Not always. A concession may apply only to base rent while CAM or other additional rent continues. The documents should state exactly what is abated.
Medical and dental infrastructure
Can ordinary office space be converted to medical use?
Sometimes. Feasibility can depend on permitted use, parking, accessibility, life safety, HVAC, electrical capacity, plumbing, floor loading, building rules and the specific practice.
Does existing plumbing make a dental office ready to occupy?
No. Verify operatory layout, supply/waste locations, vacuum and compressor infrastructure, electrical capacity, imaging requirements, sterilization flow, equipment condition and applicable approvals.
What infrastructure should a medical practice verify?
Depending on the specialty: exam/procedure-room configuration, sinks/plumbing, HVAC and ventilation, electrical capacity, imaging or specialty systems, accessibility, life safety, storage, staff flow and patient circulation.
Why does parking matter so much for medical space?

Who pays for buildout?
It depends on the negotiated lease, existing condition, landlord work and tenant-improvement allowance. A landlord contribution should be evaluated against the actual scope and payment conditions.
What is a TI allowance?
Tenant Improvement allowance is a negotiated landlord contribution toward approved improvements, subject to the lease, scope, documentation and reimbursement conditions.
Is a larger TI allowance always better?
Not by itself. Compare rent, term, escalations, delivery condition, free rent, landlord work, reimbursement rules and the tenant’s actual construction exposure.
How long does medical buildout take?
Timing varies with design, approvals, permitting, utility work, specialty systems, procurement and construction scope. Do not sign a timeline assumption into your business plan without verifying the actual project.
What is “delivery condition”?
It describes how the landlord is obligated to deliver the premises—such as as-is, demolished, white box, with specified landlord work, or another negotiated condition. The exact written definition matters.
What is the risk of taking shell space?

Should I rely on a broker’s buildout-cost estimate?

What is an LOI?
A Letter of Intent is a business-term framework typically used before lease drafting. It can organize major economics and deal points but does not replace legal review of the lease.
