Before committing to space, evaluate location, specialty fit, patient access, total economics, timing, zoning/permitting feasibility and lease terms.

What to consider

  • Define the exact location requirement before searching.
  • Set minimum, ideal and maximum SF.
  • Use a maximum total monthly occupancy budget—not base rent alone.
  • Identify required exam rooms, operatories, plumbing, imaging, procedures and support space.
  • Evaluate parking, ADA access, drop-off, ground floor/elevator and wayfinding.
  • Confirm medical/dental use feasibility and permitting independently.
  • Compare buildout exposure and second-generation alternatives.
  • Confirm actual availability and economics before scheduling tours.

Every property and transaction is different. Information on this page is general commercial real-estate guidance and is not legal, tax, architectural, engineering, zoning or permitting advice.

Tenant planning

A good search starts with the practice, not the listings.

Patient flow, specialty requirements, staffing, location and timing should define the search before asking-rent comparisons begin.

Turn the research into a property search.

Use the guide to define what matters, then tell ClinicaMOB the practice requirements once. We can search the four-county market around those priorities.

Compare markets

Move from the leasing issue to the counties and city submarkets where the practice can work.

Apply specialty requirements

Translate the practice type into physical-space, access, parking and workflow filters.

Check 2nd-generation options

Look for existing medical or dental infrastructure when it can reduce cost, time or risk.
