What this calculator does not include automatically
It does not guess rent escalations, free rent, utility expense, construction overruns, financing, taxes, insurance, equipment, legal costs, tenant-improvement reimbursements or the time value of money. Enter only verified recurring property costs. Treat one-time buildout separately so a cheap rent does not hide an expensive clinical conversion.
Use the result as a screening tool
The lower monthly number is not necessarily the better medical or dental space. Patient access, specialty fit, parking, buildout condition, delivery timing and transaction risk still matter. The calculator simply makes recurring occupancy economics easier to compare.
