The ClinicaMOB Truth Standard

The operating rule is simple: prove it, do not invent it. Marketing language should never convert an unknown property fact into a certainty.

  • Unknown square footage, expenses, parking ratios, dates or buildout facts are labeled as unknown or requiring confirmation.
  • Market benchmarks are directional and dated; they are not represented as a complete inventory of the market.
  • Hospital names are used as geographic reference points, not to imply affiliation.
  • No fabricated reviews, case studies, awards, transaction statistics or availability claims.
  • Property details are re-verified before they are relied on for tours, proposals or lease decisions.
  • Corrections are preferred over defending stale information.

Sources, Brokerage and Conflicts

ClinicaMOB is a tenant-representation marketing and search platform associated with Realty 100 LLC. Property information may originate from landlords, listing brokers, public databases, owner websites and other third-party sources. Those sources can be incomplete or stale, which is why source and verification status are kept separate from the client recommendation.

Compensation and brokerage relationships are transaction-specific and should be disclosed and documented as required. ClinicaMOB does not describe tenant representation as universally free.

Verification Status Is Explicit

A search result is only as useful as the confidence attached to it. ClinicaMOB uses clear status language rather than making an old listing look current.

  • Verified Active — current availability has been confirmed from a credible source.
  • Likely Active — Confirmation Needed — evidence supports availability, but direct confirmation is still required.
  • Coming Available — credible indication of future availability with timing still subject to confirmation.
  • Research Lead — potentially useful, but not ready for a client-facing report until verified.
  • Inactive / Exclude — leased, withdrawn, materially stale or otherwise not a current candidate.

Editorial standard. Guidance is written for medical/dental real-estate decisions in Southeast Florida. Property-specific facts, economics, availability and regulatory matters must be verified for the actual transaction; unsupported market claims are not published as fact.
